Hard Loans for: Commercial Income Producing Properties that cannot meet conforming guidelines or borrowers that have problem credit.  

Property viewed: Mixed-Use or Commercial { Income producing only.

 The following are the areas plus minimum mortgage amounts Met investors will service.

<> New York (NY) New Jersey (NJ) &  Texas (TX) $200,000 minimum mortgage request.

<> Connecticut (CT) Pennsylvania (PA) & Florida (FL)   $600,000 minimum mortgage request.

May consider some States East of the Mississippi on a State by State bases, but not less than a $1,500,000 minimum  mortgage request.  Maximum loan amount up to $10,000,000 per request.

Loan to values (LTV) are now between 50% & 55% , can consider on a case by case request up to a maximum of 65%. <> Interest only rates are between 13% to 15%. <> Points based on a $ mortgage amount case by case.  <> Term: 1 to 3 years. at investor discretion..
